The anatomy of a pre-rented deal

Buying, selling or renting, each track runs on the same sequence: brief, shortlist, documents, signature.

  1. 01

    Share the brief

City, asset type, ticket size and the yield you want. By form, call or WhatsApp.

  2. 02

    Receive a tight shortlist

Three to six assets that fit, each with rent, runway and tenant profile. If nothing fits, we say so and keep looking.

  3. 03

    Open the file

After the first conversation: exact address, the lessee’s legal name and the registered lease. The site visit starts to make sense here.

  4. 04

    Offer to registration

Negotiation, agreement for sale, stamp duty and the registration appointment, handled alongside you. Lease rental discounting introductions if you want leverage. Your lawyer signs off before you do.

Our due-diligence checklist

  • A registered lease, never a draft or notarised copy
  • The lessee on the agreement matches the account paying rent
  • Clear title, occupancy certificate and paid property tax
  • Society or authority NOC, where it applies
  • Lock-in, escalation and exit clauses read against the rent roll
  • Security deposit, maintenance and property tax: who pays what
